New furniture, flooring, wall panelling and lighting can dramatically change the appearance of an old home. But these visible elements should rarely be the first stage of a serious renovation.
The most expensive renovation mistakes are often hidden behind the final finishes.
A leaking pipe concealed behind new panelling, deteriorated waterproofing below freshly installed bathroom tiles or overloaded electrical wiring behind new cabinetry can force homeowners to dismantle recently completed work.
For this reason, renovation should progress from the building inward — structure and services first, finishes later.
A structured pre-renovation checklist can significantly improve decision-making.


3. Plumbing
Older plumbing layouts may not suit new bathrooms, kitchens or utility spaces.
Inspect the condition and route of supply and drainage lines. If bathrooms are being completely redesigned, this may be the right stage to replace ageing concealed services rather than connecting premium new fixtures to unreliable old infrastructure.
4. Electrical Systems
Modern homes generally carry significantly more electrical equipment than homes built several decades ago.
Air-conditioning, ovens, geysers, dishwashers, computers, entertainment systems, automation and charging requirements all influence electrical planning.
A renovation should therefore evaluate:
incoming load;
distribution board;
wiring;
earthing;
individual circuits;
AC requirements;
appliance loads;
lighting circuits;
provision for future technology.
9. Decide What Will Be Retained
A demolition contractor should not decide what disappears from the house.
The design team should classify elements into categories such as:
Retain — Repair — Relocate — Replace — Remove.
This may apply to flooring, doors, sanitary fixtures, furniture, stone, timber and even existing electrical equipment.
Selective reuse can control both cost and waste.
10. Plan the Sequence Before Starting Work
A logical sequence might broadly progress through:
survey → demolition → structural/civil correction → waterproofing → plumbing/electrical → masonry/plaster → flooring → ceilings → carpentry → finishing → fixtures → furnishing.
Exact sequencing varies by project, but the fundamental principle remains:
Do not finish a surface that another trade will have to reopen.
11. Protect What Is Staying
Renovation generates dust, debris, impact and heavy movement.
Retained marble floors, windows, elevators, staircases, doors, landscaping and neighbouring common areas may require temporary protection before demolition begins.
Protection is cheaper than restoration.
12. Maintain a Contingency
Unlike a completely new building, some renovation conditions become visible only after demolition.
A responsible budget therefore needs room for unforeseen repairs rather than spending the entire budget on finishes at the beginning.
Before altering walls or increasing loads, understand how the existing building is behaving.
Visible cracks should be examined rather than merely filled. A surface plaster crack and a crack associated with structural movement are very different issues.
Check:
slabs and beams;
column condition;
staircase;
visible reinforcement corrosion;
settlement;
major wall cracks;
previous structural alterations;
additions made at different periods.
Never assume that an existing wall can be removed simply because the new layout would look better without it.
2. Waterproofing and Dampness
Water is one of the most persistent enemies of renovation work.
Check terraces, bathrooms, balconies, planter areas, external walls, plumbing shafts and roof junctions.
Look for:
paint bubbling;
damp patches;
fungal growth;
salt deposits;
peeling plaster;
water stains;
leakage on ceilings below bathrooms or terraces.
The source of the moisture should be addressed before repainting or installing panelling.
5. Floor Levels and Drainage
Old homes are frequently altered in stages.
One room receives new tiles, another gets stone laid over existing flooring, a bathroom is rebuilt, and eventually floor levels become inconsistent.
These differences affect doors, bathroom thresholds, balcony drainage and accessibility.
The renovation drawings should establish finished floor levels before flooring selections are finalised.
6. Windows and External Openings
Windows affect far more than appearance.
They influence daylight, heat, ventilation, acoustics, rain protection and security.
Assess whether the existing frames are worth repairing, whether opening sizes should change and whether additional shading is required.
Do not automatically replace a well-performing window only because its finish looks dated.
7. Termite and Timber Condition
Inspect old wardrobes, door frames, skirting, lofts and timber elements before new cabinetry covers adjoining surfaces.
A beautifully finished wardrobe installed against an untreated damp or termite-affected wall is a preventable problem.
8. Measure the Existing House Properly
Renovation cannot depend solely on an old sanctioned drawing.
Actual site conditions frequently differ because of previous modifications.
Create an accurate measured drawing showing:
walls;
columns;
beams where known;
windows;
plumbing shafts;
floor levels;
ceiling heights;
staircases;
projections;
external areas.
This becomes the base drawing for architectural and interior coordination.
